The site's general construction plan envisions a 7, an 8, and a 9- storey residential building blocks with a business area on the ground floor and an underground parking lot. The project also envisions four residential blocks standing parallel to each other, thus forming three inner yards aimed for recreational purposes. Both the western block and the eastern one, facing Kavalergardskaya str. and Stavropolskaya str. respectively, extend the existing red construction lines while sharing the same underground parking lot as foundation.
The facades' finishing envisions application of trickle-vent system ‘Sannini Impruneta Project' with plates of burnt clay, the richness and subtle coloration of which is further supported by klinker bricks along the drives and pedestrian zones. The design idea was to soften the rigid austerity characteristic of straight - angled massive architectural forms with warm gentleness of natural materials standing in pure contrast to the facades' dark glassy decorative inlays as well as to those of window openings, balconies and loggias.
The project in focus has been designed to not only fully harmonize with the existing architectural surrounding but also to enhance the general aesthetical appreciation of this city district. Furthermore, the innovations applied ensure perfectly comfortable conditions both for living and working.
It is the first project from Russia to have received the golden certificate for ecology from LEED as it envisions an intricate system aimed at collecting rain water in order to provide water for outdoor plants, thus causing a 50% reduction in overall water discharge and a 30% reduction in energy discharge. Along with it, there is also an ‘in- and - out' going ventilation and a separate parking lot for bicycles and electro cars.
