The project of the multi - functional centre envisions a 36-storey hotel-tower and a eight - storey business-centre with a three - storey edifice between them as a functional part belonging to the hotel-tower to be erected on Leningradskiy prospekt, Moscow.
The original idea of a multi-storey tower, preliminary approved by the Chief Architect of Moscow Mr. Sergei Kuznetsov and the Mayor of Moscow Mr. Sergei Sobyanin, sprang up naturally, due to the lack of an explicit architectural feature all along this important transport artery. Besides, it also allows for green park zones at no cost for the building's squares, enabling the designers to create an extensive pedestrian zone, like a wide boulevard with an alley and a fountain, in the northern part of the site. There is also enough room for a street walk in front of the complex facing Leningradskiy prospekt.
The site's location, harking back to Leningrad and Moskovskiy prospekt with its well-developed formidable Soviet-style architecture, has greatly influenced the design idea of the complex Also, the careful study of the sky-scrapers in New York as to detail and proportions, carried out by the project's designers, has prompted the optimal size and spacing which, in the end, seem to have come down to the following: light clear Gothic - like vertical construction lines gradually narrowing into a high peak surmounting the top. The peak, due to its being positioned on a high round basement, helps to avoid an awkward optical illusion as if the building is leaning back. The facades' finishing is of light in colour natural stone plates.
On its first introduction to the public, the concept received high praise from the Moscow Architectural Council which recommended the project for further development.
